A septic system you can't see is easy to overlook, and expensive to inherit. A failed drain field can cost many thousands to replace. A pre-purchase inspection is a few hundred dollars, and it's the single best money you'll spend in due diligence.
Get a pre-purchase inspection
Don't rely on the general home inspection, it rarely covers the septic properly. A DHEC-certified septic inspection includes:
- Locating and exposing the tank
- Pumping and inspecting the tank, baffles, and (on advanced systems) the mechanical components
- Evaluating the drain field for signs of failure
- A written report you can use to negotiate, or to walk away
Red flags to watch for
If you spot these on a walk-through, get it inspected before you make an offer:
- Soggy ground or unusually green, lush grass over the drain field
- Slow drains throughout the house or a history of backups
- Sewage odors in the yard
- No records of the last pump-out or any service history
A pre-purchase septic inspection is a few hundred dollars. A replacement drain field is several thousand. On a Lowcountry home, this contingency pays for itself many times over.
Conventional vs. advanced on the property
Ask what kind of system the home has. On coastal, low-lying, or marsh-adjacent lots, an advanced system like Fuji Clean may be required, and if the current system is failing, replacing it with conventional may not pass DHEC. That's important to know before you close, not after.
Frequently asked
How long does an inspection take?
Usually a few hours, including the pump-out. We schedule around your due-diligence timeline and get you the written report quickly.
What if the inspection finds a problem?
The written report gives you leverage, to renegotiate, ask the seller to repair, or walk away. Better to know now.
Can you inspect an advanced/Fuji Clean system?
Yes. We're the authorized Fuji Clean dealer and inspect both conventional and advanced systems.
